The main house

There is a third room on this floor, also of a good size and with the addition of a smaller room leading from it which could function as a dressing room or a study and extra storage area dependng on if you choose to designate the room alongside as a bedroom.
At the far end of the house underneath the stairs is a good-sized shower room with two sink units and a window overlooking the garden. Adjacent is a WC and a separate utility room which in addition to offering plenty of space for a washing machine, drier and fridge freezers, features a sink with a double ring gas hob for fast power cooking, for example when using a wok, or cooking duck and frites. There’s also a storage room/larder and access out onto the garden.
The kitchen
The kitchen is spacious with wooden painted base units on two sides Provencal in style. There is an electric induction hob, recessed oven and two recessed areas for a microwave and fridge freezer. Two original wooden cupboards sit eitherside of a wood burner giving a rustic feel and there is pretty blue splashback tiling plus a double sink.
A new owner may choose to update both the tiled floor and the units but with space for a large kitchen table and a glazed door opening out onto the garden and covered terrace, it works well and is perfectly functional as is.
Upstairs in the main house
The elegant elm stairs lead us up to a large open landing with light pine floorboards which are a feature throughout. Double glass doors at the end open onto a Juliet balcony with ornate iron balustrade and with high ceilings and white walls, the space is light and bright.
Step down into a bedroom naturally lit only by a charming triangular window set high up under the eaves of the room. This space would best suit a child or could be a dressing room.
Another charming triangular window is in the family bathroom which is modern, fully tiled and with a bath, sink, wall hung WC, sliding fitted cupboards and airconditioning.
There are two more bedrooms on this floor, both of a good size, with sloped ceilings and yet good head height and delightful arched windows with lovely views across the neighbouring fields.
In both bedrooms there is a door leading into extra wardrobe space, one has to be stepped down into and the other is on the same level, larger and fitted out with hanging rails and shelving.
The guest cottage
Set away from the main house in the middle of the garden is a one-bedroom guest cottage, newly built and partly renovated and offering comfortable accommodaton for two people.
It’s the ideal base for a grand parent or young adult or could work well as a treatment studio or to rent out as overnight or short-term accommodation. It comprises a living room with parquet floor and brand new woodburner and off this nice sized space is an area prepped ready for a new kitchen. The kitchen area has a tiled floor and has plumbing and electrical sockets in place. Alongside is a utility room also with plumbing ready for a washing machine.
The double bedroom looks out onto the garden and a perfectly appointed shower room has a modern sink unit and separate shower unit. There are pvc double glazed windows and door and the whole cottage is bright, modern and compact with only a small amount of work still needing to be done inside to complete what the current owner started. The exterior rendering also needs to be finished off and the property is screened from the main house by trees and shrubs and connected by a winding path.
Our thoughts at Bliss
This house is solid and immaculate with some lovely original features including fireplaces, beams, terracotta floors and a stunning elm staircase. The owner has renovated and decorated it to a high standard and paid close attention to detail such as stripped pine doors and attractive handles and smart wall lights plus a new, solid wood front door.
The large hallway and landing give a feeling of space whilst the new double-glazed windows and reversible heating make it practical too with plenty of extra storage space options.
A new owner will have the flexibility to choose how to use the different rooms by for example using the smallest room upstairs as a dressing room and makng one or even two of the downstairs rooms as bedrooms.
Whatever you choose to do, this is the ideal family house and in a great location a short drive from Agen rail station and where with no close neighbours, it feels private and secluded.
A new owner might like to update the kitchen and will need to complete the works in the guest cottage.
